Home values 40% below the U.S. typical, 400 new jobs in Glasgow, and lakes and caves nearby. Why people choose South Central Kentucky.

Why South Central Kentucky?

People are moving here. Warren County alone grew from about 134,000 residents in 2020 to nearly 150,000 in 2025, and neighboring Edmonson, Simpson, and Allen counties grew 5% to 10% (Spectrum News). Interstate 65 runs through the region, linking Glasgow with Bowling Green, Louisville, and Nashville (source).

At United Country Down Home Properties, we live and work here too. Our team serves Barren, Metcalfe, Adair, Taylor, Warren, and the surrounding counties. Here's a look at what the area offers, backed by the numbers.

"I've lived in Hart and Barren County my entire 40 years, and in my opinion, there isn't a better place to live."

— Bobby Stephens, Broker, United Country Down Home Properties

Your Dollar Goes Further Here

The typical home in Barren County was valued at about $221,900 as of May 2026 (Zillow). Nationally, the typical home was valued at $368,697 as of August 2026 (Zillow). That puts Barren County roughly 40% below the U.S. figure.

Monthly costs are modest too. Census-based estimates put Barren County's median owner cost with a mortgage at $1,235 and median gross rent at $784 (source). Kentucky also ranks among the 10 lowest states for per-capita property taxes, according to the Lincoln Institute of Land Policy.

A Growing Job Market

In Glasgow, data center infrastructure maker Tate is building its largest North American manufacturing facility, a project expected to create 400 full-time jobs. State officials called it the largest jobs announcement in Barren County in 18 years, and Tate began hiring in late January 2026. Union Coating & Chemical Industries is also adding 60 jobs in Glasgow.

Healthcare is a major employer as well. Glasgow-based T.J. Regional Health employs nearly 1,300 people (source) and announced plans for its first Warren County clinic, in Smiths Grove (WBKO).

In the Bowling Green area, the largest job sectors in January 2025 were trade, transportation, and utilities (15,800 jobs), manufacturing (14,700), and education and health services (12,300), out of 82,400 nonfarm jobs total (U.S. Bureau of Labor Statistics).
